Some people may assume that once the deposit is paid, it is gone forever. However, this is not true. In an ideal world, every deposit would be refunded in its entirety. Here are some simple ways that you as a tenant can ensure that you get your deposit back... 1) Take care of the property from the very first day you move in. The path to getting your deposit back actually starts from the very beginning and continues throughout your entire time living there. Some people think that they can make their house/apartment a mess, but then get it looking good again last minute when they're moving out. This is a losing strategy just about every time. 2) Clear out EVERYTHING. This includes items inside of cabinets, things that may be out in the yard, and anything hanging on the walls. It is tempting to leave behind things that you no longer need or want, especially when you probably already have so many things you're trying to move out. However, people don't pick up trash for free, so anything left behind will be taken off the deposit. So just a little bit of extra time can save you a lot of money. 3) Stay up to date on your rent. Getting your deposit back goes beyond just how the property looks. If you have any past due rent upon move out, you should not expect to get your deposit back. This starts with paying on time! Late fees add up and you don't want to lose your deposit because of some late fees that accumulated several months ago. 4) Give proper notice before you move out. We require that you give a minimum 30 days notice that you'll be vacating the property. Anything less than that could result in losing your deposit. 5) Follow all rules and regulations outlined in the lease. They are all there for a reason. Some examples include changing out your air filter and protecting against frozen pipes in the winter. Not doing these things can cause serious damage to the property which would then lead to a lost deposit. ****A person’s success is measured by not how successful you are today; but how far you had to go to get there!
